Emaar or Sobha: which suits a UK buyer?

By Tyler Newman, Host of The Off Plan ShowLast updated

On the launches we cover, Emaar's entry prices start lower and its plans ask for less at handover: Golf Fields at Emaar South starts at AED 1.26M (about £258,000) on an 80/20 plan, so 20% is due at completion. Sobha's Dubai towers start at AED 1.71M at Sobha Central and AED 1.83M at Sobha Hartland II (about £350,000 and £374,000), mostly on 60/40, so 40% is due at completion.

Which suits you depends on what you're buying, not the logo. Below we set out the published facts that matter most when you pay from the UK: what each plan costs in pounds, when you pay it, how sterling moves against the dirham, and what you can check about handover, resale and service charges. We don't rank developers or give investment advice.

What do Emaar and Sobha launches cost in pounds?

Both developers sell from under £400,000 up to villas priced in millions, so the brand doesn't fix the budget. On the eight launches we cover, Emaar's lowest from-price is AED 1.26M for a Golf Fields 1-bed at Emaar South, then AED 1,743,888 at Greencrest in Dubai Hills Estate and AED 1.96M at Valia in Dubai Creek Harbour. Its townhouses at The Valley start at AED 2.48M and its villas at The Oasis at AED 8.5M.

Sobha's Dubai towers start at AED 1.71M (The Eden, Sobha Central) and AED 1.83M (Skyvue Altier, Sobha Hartland II). Sobha Siniya Island, in Umm Al Quwain rather than Dubai, starts at AED 1.36M for a 1-bed and AED 11.53M for a 4-bed beach villa.

The sterling figures use the rate on our site for 29 October 2026 (AED 1 = £0.2046) and will move with the exchange rate.

How much cash do you need at booking and at handover?

This is where the two developers' plans differ most. Emaar's standard plan on the launches we cover is 80/20: 10% on booking, 70% in instalments during construction and 20% on completion. Sobha's Dubai towers are mostly 60/40 with 20% on booking, 40% during construction and 40% on completion; Sobha doesn't publish tower plans on its website, so these come from Property Finder, Bayut and brokers, which agree. Sobha Siniya Island's villas are listed at 10% on booking, 50% during construction and 40% on handover.

So a Sobha tower asks for more on day one and more at the end, and less in between. On the entry prices below, the Sobha Hartland II buyer pays about £75,000 on booking and £150,000 at handover; the Valia buyer about £40,000 and £80,000. Add the DLD's 4% registration fee for both, due when the sale is registered rather than spread across the plan.

How does the exchange rate affect a UK buyer?

Every instalment is priced in dirhams, and the dirham has been pegged to the US dollar at AED 3.6725 since November 1997 (The National). Sterling isn't pegged, so your cost in pounds moves with GBP/USD for as long as you are paying.

That matters more on a plan that leaves a large balance to the end. On Sobha Hartland II's 60/40 plan, the AED 732,000 handover payment on a AED 1.83M unit is about £149,800 at the October 2026 rate; a 5% move in sterling changes that one payment by about £7,500. On Valia's 80/20 plan, the AED 392,000 handover payment moves by about £4,000 for the same 5%. An 80/20 plan spreads more of the currency exposure across the construction years, while a 60/40 plan concentrates more of it in one payment, years ahead. We can't say which way rates will move.

Pay only into the escrow account named in your SPA, and confirm any change of bank details with the developer directly.

Can a UK buyer get a mortgage on an Emaar or Sobha off-plan home?

Possibly, but the rules are set by the UAE Central Bank and each bank's own policy, not by the developer. The Central Bank's mortgage regulations cap lending on an off-plan purchase at 50% of the value for every category of buyer, as Khaleej Times set out in August 2026. For completed homes, expatriates can borrow up to 80% on a first home under AED 5M, 70% above that and 60% on a second or investment property.

The regulations don't set a separate figure for non-residents; banks decide whether and how much to lend to someone living in the UK. In practice that means most buyers fund the construction instalments themselves and look at financing for the handover payment. That is where the plans differ: on an 80/20 plan you need to fund 20% at completion, on Sobha's 60/40 towers 40%.

Treat any finance as unconfirmed until a bank approves you, and get a pre-approval before committing to a plan with a large final payment.

Khaleej Times, 30 Aug 2026, citing Central Bank Resolution No. 96 of 2019 amending Circular 31/2013.

When do Emaar and Sobha projects hand over?

Both developers have launches on our site handing over from late 2027 to 2030. Sobha's earliest dates on our pages are December 2027, for the Riverside Crescent towers and Sobha Estates villas at Sobha Hartland II and for Palm Grove, Selene and Delphine at Siniya Island. Emaar's earliest is Palmiera at The Oasis, also December 2027, followed by The Valley's newest townhouse clusters in June to December 2028 and Greencrest in June 2029.

The new apartment towers run later on both sides: Valia's completion is estimated for December 2030, Golf Fields and Golf Trails for September and October 2030, Skyvue Altier for June 2030 and The Pinnacle at Sobha Central for December 2030.

Emaar labels its construction-linked dates as estimates, and Sobha's tower dates are from its website. The date in your SPA is the binding one, and for any Dubai project you can check completion status on the DLD website or app by project name or number. If you plan to rent the home out, rent starts after handover, not before.

Can you sell before handover, and what's different?

Dubai law allows an off-plan home to be resold before handover once the developer issues a No Objection Certificate (NOC), and the DLD registers the transfer. The difference between developers is the threshold. Emaar's FAQ says Preferred Access units can't be transferred until at least 50% of the price is paid, and full-floor purchases can't be transferred before handover; it charges an admin fee for the transfer NOC. Sobha doesn't publish a standard threshold online, so the figure is in your SPA.

On a plan with 20% on booking, as at Sobha's towers, you reach a 30–50% threshold sooner in calendar terms; on Emaar's 80/20 plans you pass 50% partway through construction. The DLD's 4% fee is charged again on the resale value, usually paid by the buyer.

For a UK seller, a gain may also be taxable at home: GOV.UK says Capital Gains Tax can apply to overseas property that isn't your main home. Our guide to selling off-plan before handover sets out the steps.

How transparent are service charges?

In Dubai, the same rules apply to both developers. Service charges for jointly owned property are set in an annual budget that RERA must approve, and the approved rates are published in the DLD's Service Charge Index, searchable by project, usage and year on the DLD website and Dubai REST app.

Neither developer has published service charges for the launches we cover. Emaar hasn't for Valia, Greencrest, Golf Fields, Golf Trails, The Valley or The Oasis, and Sobha hasn't for Sobha Hartland II or Sobha Central; RERA approves each building's rate nearer handover. For a reference point, check finished buildings or clusters in the same community in the index.

Sobha Siniya Island is different: Umm Al Quwain has no public service-charge index like Dubai's, so ask Sobha for its estimated rate in writing. Charges are per sq ft, so on an 821 sq ft Valia 1-bed every AED 1 per sq ft adds about AED 820 a year.

DLD Service Charge Index; our project pages.

Which suits which kind of UK buyer?

On the published facts, three common briefs line up like this. First purchase or tightest budget: Emaar's Golf Fields at AED 1.26M and Sobha Siniya Island at AED 1.36M are the lowest entry points we cover; in Dubai, Sobha Central starts at AED 1.71M. Emaar's 80/20 plans ask for the least at handover; Sobha's 60/40 asks for less during construction. Siniya is in Umm Al Quwain, with a different registry and fee structure.

Family villa or townhouse: Emaar's Valley townhouses start at AED 2.48M with handovers from 2028, and its Oasis villas at AED 8.5M. Sobha's villas on our site are the Sobha Estates at Sobha Hartland II (launched from AED 30M) and Siniya's beach villas from AED 11.53M.

Yield-focused: neither developer publishes rental yields. Property Finder's DLD-based data shows average yields of 5.5% at Emaar South and 5.2% at The Valley; for Sobha Hartland II and Siniya there's no comparable published figure. Compare the specific unit's price per sq ft, handover date and service charge.

Rental-yield figures as quoted on our Emaar South and The Valley pages (Property Finder, Oct 2026).

Quick answers

Is Sobha better than Emaar for a UK buyer?

We don't rank developers. On the launches we cover, Emaar's plans are mostly 80/20 with 20% due at handover and entry prices from AED 1.26M; Sobha's Dubai towers are mostly 60/40 with 40% due at handover and start from AED 1.71M. Compare the exact unit.

Can I buy an Emaar or Sobha off-plan home without living in Dubai?

Yes. Foreigners can buy in Dubai's freehold areas, and for non-residents the DLD accepts a copy of a valid passport when the developer registers the sale. Our guide to buying off-plan from the UK covers the steps.

Does the exchange rate matter if I pay in pounds?

Yes. The dirham is pegged to the US dollar at AED 3.6725, but sterling isn't, so each instalment's cost in pounds moves with GBP/USD. A larger handover payment means more of your cost is set by the rate at completion.

Which Emaar or Sobha homes qualify for a Golden Visa?

The federal ICP rule needs property or off-plan units worth at least AED 2M. Of the entry prices on our site, The Valley townhouses (AED 2.48M), The Oasis villas and Siniya's villas are above it; the 1-beds at Golf Fields, Greencrest, Valia and the Sobha towers start below it.

Is Sobha Siniya Island in Dubai?

No. It is in Umm Al Quwain and is registered with the Umm Al Quwain Department of Land and Property, not the DLD, so Dubai's 4% fee doesn't apply. Ask Sobha for the full fee list in writing.

Do I pay UK tax on rent from a Dubai flat?

If you are UK resident, HMRC normally taxes foreign income, including rent from overseas property, and Capital Gains Tax can apply when you sell. Speak to a UK tax adviser; this isn't tax advice.
