What is Greencrest, and what can you buy there?
Greencrest is Emaar's newest apartment launch in Dubai Hills Estate, and the only Dubai Hills release Emaar.com marks as newly launched. It sits on the northern edge of the Dubai Hills golf course, next to GEMS International School, in two blocks: a tower of ground, podium and 20 floors, and a low block of ground and podium homes facing the pool deck.
There are 195 homes: one-bedroom apartments of 774–847 sq ft, two-bedrooms of 1,266–1,543 sq ft and three-bedrooms with a study of 1,735–1,928 sq ft (Emaar floor plans). Emaar launched it from AED 1.57M; on 31 October 2026 Emaar.com lists prices from AED 1,743,888 with 17 units available, in sizes from 834 to 1,878 sq ft.
The payment plan is 80/20: 10% on booking, 70% during construction and 20% on completion, which Property Finder and brokers put at June 2029. Emaar hasn't put the plan or the date on its own page, so check both in your sale agreement.
Where is Greencrest in Dubai Hills Estate?
Greencrest is on the northern side of the Dubai Hills golf course, beside GEMS International School and close to Al Khail Road. Emaar's brochure puts it 10 minutes from Downtown Dubai and Dubai Marina, 15 from Dubai International Airport and 20 from Al Maktoum International Airport, with Dubai Hills Mall, Dubai Hills Park and King's College Hospital inside the community.
Where does Greencrest sit in the Dubai Hills masterplan?
Emaar's map places Greencrest at the top of the golf course, next to GEMS International School, across the community from Dubai Hills Mall and Dubai Hills Park. Dubai Hills Estate covers 2,700 acres with an 18-hole championship course, 1,450,000 sqm of parks and open space, the 282,000 sqm Dubai Hills Mall, three schools and a 54 km cycle route (Emaar.com).
What is in the Greencrest tower?
Block A is the tower: a ground floor, a podium and 20 residential floors with nine homes on each floor and five on the podium, 185 homes in all by Emaar's floor plans. One-beds take up most of each floor; two-beds sit on the corners and the three-bed with a study faces the course.
Emaar.com lists Greencrest from AED 1,743,888 with 17 units left on 31 October 2026. At launch, one-beds started at AED 1,570,888 (off-planproperties.ae and Inside Realty; Emaar.com shows only the overall price).

What is Greencrest's low-rise Block B?
Block B is a low building of just a ground floor and a podium on the far side of the pool deck from the tower, with five homes on each level: two-bedroom Types D1–D5 of 1,270–1,360 sq ft and two three-bedroom Type B homes with a study at the end of each row.
Ground-floor homes open onto long balconies of up to 12 m at garden level. Emaar's plans don't list a separate price for Block B. Ask us for current Block B prices.ae and Inside Realty).

Property Finder, A1 Properties, Inside Realty, Dubizzle and off-planproperties.ae all give this 10/70/20 plan (Oct 2026); Emaar.com doesn't show it. Add the DLD registration fee of 4%. Questions buyers ask about Greencrest
Is Greencrest a good investment?
We don't give investment advice, but here are the facts. Emaar.com's from-price has moved from AED 1.57M at launch to AED 1,743,888 in October 2026, with 17 units left. At the launch prices, one-beds work out at about AED 2,030 per sq ft and two-beds about AED 2,055, including balconies.
Dubai Hills Estate is an established community: the mall, park, schools, hospital and golf club are open. Greencrest is 1% built (Dubizzle, Oct 2026) with handover in June 2029, and 80% of the price is paid before keys. Weigh the new-build premium against ready Dubai Hills apartments, the three-and-a-half-year wait and the view from your specific unit.
What are the service charges at Greencrest?
Not set yet. Emaar hasn't published an estimate for Greencrest, and Dubai's RERA approves each building's rate nearer completion, due in June 2029. Dubai Hills Estate has many finished Emaar apartment buildings whose owners already pay RERA-approved rates, and you can check those on the Dubai REST app or Mollak, but a new building with its own pools and courts can be priced differently.
Ask Emaar for its estimate before you book, and budget for it alongside the 4% DLD fee.
Is Greencrest's handover on track?
The handover date given by Property Finder and brokers is June 2029, and construction-linked instalments run through 2027 and 2028. Bookings opened in November 2025 and Dubizzle's project page showed the building 1% complete in October 2026, which is normal for a project less than a year after launch.
Emaar has delivered most of Dubai Hills Estate's earlier apartment buildings, and the completion date in your sale and purchase agreement is the binding one. Emaar.com doesn't show a Greencrest handover date yet, so confirm it on your contract.
What are buyers asking about Greencrest?
Is it sold out? No: Emaar.com shows 17 units from AED 1,743,888 on 31 October 2026, even though one portal marks it sold out. Is it golf-facing? It sits on the course edge, but views vary by stack. How tall is it? A tower of ground, podium and 20 floors, plus a low block with 10 homes.
Which is the best layout? Two-beds Types A2 and A3 have a large corner balcony of about 6.3 × 5.2 m; one-bed Types B1 and B2 add a walk-in wardrobe. What else do I pay? The 4% DLD fee, plus service charges once RERA sets them.
