Golden Visa property checker

By Tyler Newman, Host of The Off Plan ShowLast updated

A UAE property worth AED 2 million or more, in your name, qualifies for the 10-year Golden Visa. Off-plan counts if the developer is approved; in Abu Dhabi you must also have paid at least AED 2 million. Mortgaged property can qualify, and in Dubai a share in a jointly owned home must be worth AED 2 million on its own.

Enter your property below to see which rules you meet and which need confirming.

  • Met: Property value of at least AED 2,000,000: AED 2,200,000. GDRFA Dubai requires a share in a jointly owned property to be worth AED 2 million on its own.
  • To confirm: Off-plan counts if bought from a developer approved by the authorities (ICP). DLD issues the property certificate, so check your developer and registration status with DLD.

Quick answers

Can I get a Golden Visa with an off-plan property?

Yes. ICP accepts one or more off-plan units worth AED 2 million or more in total, bought from an approved developer. In Abu Dhabi, ADDED also asks for proof that at least AED 2 million has already been paid to the developer, so a AED 2 million unit qualifies only once it is fully paid.

Does a mortgaged property count?

In Dubai, yes: GDRFA Dubai accepts mortgaged property, and DLD asks for a no-objection letter from your bank showing the amount paid and the balance. DLD's service page refers to AED 2 million paid, so check with DLD if your equity is below that. In Abu Dhabi, the AED 2 million must sit outside the mortgage: on a AED 5 million home the loan can be no more than AED 3 million.

Can joint owners each get a Golden Visa?

In Dubai, GDRFA says a share in a jointly owned property must itself be worth at least AED 2 million. So a AED 4 million home owned 50/50 can work for both owners; a AED 3 million home owned 50/50 does not. Family members, including a spouse, can be sponsored by the visa holder.

Can I add up several properties?

Yes. ICP, GDRFA Dubai and DLD all allow one or more properties with a total value of at least AED 2 million.

How long is the property Golden Visa?

Ten years, renewable, according to ICP, GDRFA Dubai, DLD and ADDED. GDRFA Dubai also says the property may not be sold during that period.
