How we research and check every page
Last reviewed 31 Oct 2026.
This page explains who writes The Off Plan Show, how we check what we publish, and how the site is paid for. It applies to every project page, developer page, guide, launch note and watch page on this site.
Who writes it
Pages are written and checked by Tyler Newman, host of the off plan show. Tyler hosts The Off Plan Show and advises buyers on UAE off-plan at IMARA Real Estate, after a career in London real estate. The show and the site are run by IMARA Real Estate.
Which sources we use, in order
Off-plan launches attract a lot of guesswork online, so we rank sources by how close they are to the developer and the regulator:
- Developer documents. Price lists, fact sheets, brochures, payment plans, and the launch emails and agent packs developers send to registered brokers.
- Regulators. Dubai Land Department (DLD) and RERA in Dubai, ADREC in Abu Dhabi, and the relevant authority in Umm Al Quwain.
- Developer channels. The developer's own website, press releases and official social and YouTube accounts.
- Established press. Recognised news outlets reporting on the launch.
- Portals and brokers. Used only as a second source, never on their own. When we rely on them, we need two that agree, and we say so in the note next to the figure.
Where a figure has not been published by anyone we trust, we leave it out rather than guess.
What "Checked" means
Each project page shows "Checked" followed by a date. That is the last day we went through the page against its sources and confirmed the prices, payment plan, handover date and other facts were still correct. It is not a guarantee that nothing has changed since: developers revise prices and release new units often. If the date is old, check with us before you act on it.
How we handle prices
We publish prices the developer has issued or approved, with a note saying where each one comes from. For Emaar projects we follow Emaar's agency guidelines: Emaar-approved prices only, no claims of prices "below original price", and the agency name shown on marketing. Where a price is our own calculation (for example, a payment plan worked out in dirhams), we label it as an estimate. Prices are indicative and set by developers; see our disclaimer.
How we use AI
We use AI tools to help draft pages, organise research and suggest structure. A person checks every figure, date and claim against its source before a page goes live. AI does not decide what we publish, and nothing is published on the strength of an AI answer alone.
Corrections
After each live episode we fact-check what was said on air and publish the corrections on that episode's watch page, with the right figure and its source. If you spot a mistake anywhere on the site, email offplanshow@imaragroup.ae. We check it, fix it if we got it wrong, and update the "Checked" date.
How we are paid
The Off Plan Show is operated by IMARA Real Estate, a licensed real estate brokerage in Dubai. IMARA Real Estate may earn commission from developers when a buyer purchases through us. Enquiries made on this site go to the IMARA Real Estate team. No developer pays for a page or for coverage on the show, and pages are not paid placements.
The rules we follow
- No pages generated for every combination of area, developer and bedroom count. We write a page when there is a real project to cover.
- No "best developer" or "best broker" lists ranked by us.
- We never copy brochure text. Pages are written in our own words from the facts.
- No negative or unverified claims about developers.
- No investment advice and no price or return predictions.
- No automated posting in online communities and no bought links.
