What Nad Al Sheba Gardens is

Nad Al Sheba Gardens is a gated Meraas community of villas and townhouses in Nad Al Sheba, about 10 minutes from Downtown Dubai, near Meydan. It has been released in phases since plot sales in Phase 1. Shared amenities include a swimmable lagoon, wave pool, yoga lawn, running and cycling tracks, sports courts, a clubhouse, a school and Nad Al Sheba Gardens Mall.

The phases Meraas lists are marked sold out. Meraas introduced Phase 7 in December 2024: 272 homes made up of 130 four- to seven-bedroom villas and 142 three-bedroom townhouses. In September 2026, Meraas awarded GCC Contracting a contract worth almost AED 1 billion to build it, with completion expected in Q2 2028. A July 2025 phase added 201 homes. In December 2025, Meraas launched Phase 11, with 210 homes, as the final phase of the master community.

Since mid-October 2026, brokers have been taking registrations for a 'Phase 12' of about 90–97 standalone four- and five-bedroom villas. Meraas has not published a launch, prices, payment plan or handover date for it, so treat it as not launched.
