What Bay Estate is
Bay Estate is a gated community on Dubai Islands, off the Deira coastline. Nakheel's 5 October 2026 release describes about 360 three- and four-bedroom homes (garden villas, attached villas and townhouses) and a selection of beachfront and waterfront plots, across a 653,709 sq m estate with 2.4 km of beachfront and 6.5 km of waterfront.
The estate is split into three collections: Cala (lagoon living), Verda (green spaces and family homes) and Agora (a more social neighbourhood). At the launch presentation, Nakheel staff said Verda is the villa neighbourhood being sold first. Amenities in the release include swimmable lagoons, a beach club, a clubhouse, marina facilities, sports courts and controlled gated access.
Nakheel's release gives no prices, payment plan or handover date. Figures circulating online come from brokers and portals and do not agree with each other, so treat them as indicative until you have a dated Nakheel price list.

Nakheel has not published one. Staff at the launch presentation described 60/40 with 20% down plus the 4% DLD fee. Confirm this in writing.
When is handover?
Nakheel has not published a date. Staff at the launch presentation said January 2031 for villas and townhouses.
Is Bay Estate the same as Bay Villas?
No. Bay Villas is an earlier, separate Nakheel project on Island B of Dubai Islands.
What are Cala, Verda and Agora?
They are Bay Estate's three collections: Cala for lagoon living, Verda for green spaces and family homes, and Agora for a more social neighbourhood.
Who regulates the sale?
Bay Estate is in Dubai, so the sale is registered with the Dubai Land Department (DLD). The standard DLD fee is 4%.
