the short version

What is Sobha Hartland II?

Sobha Hartland II is a gated master community of about 8 million sq ft in Mohammed Bin Rashid City beside the Ras Al Khor Wildlife Sanctuary, built around two blue lagoons and over 1 million sq ft of green space. Sobha launched it at Cityscape in November 2022 with five and six-bedroom villas and one to four-bedroom apartments, and has released it tower by tower since.

Three parts of the community are on sale on Sobha's website now. Sobha Estates is the villa enclave: three gated clusters of 8,400+ sq ft five and six-bedroom villas with private pools and access to their own lagoon; Sobha does not publish villa prices. Skyvue is four towers on the northern edge (Solair, Stellar, Spectra and Altier, the last launched in November 2025), from AED 1.83M with handovers from March 2029 to June 2030. Skyscape is three towers by the main lagoon (Avenue, Aura and the 85-storey Altius), from AED 1.95M with handover in December 2028.

The earlier Riverside Crescent towers are mostly sold out and due from mid-2027; 350 and 360 Riverside Crescent still showed prices from AED 2.50M on Sobha's site on 31 October 2026. The S, the 71-storey first tower of Sobha's invitation-only Privy Collection, is also inside Hartland II; Sobha shares its prices only with selected buyers.

what buyers ask

Questions buyers ask about Sobha Hartland II

Is Sobha Hartland II a good investment?

We don't give investment advice, but here are the facts. Sobha's listed prices work out at about AED 2,550 per sq ft for the last Skyvue Solair 3.5-beds and about AED 2,605 at Skyvue Spectra's entry price (price divided by the smallest live home). Property Finder's DLD-based data shows 1,216 sales in Sobha Hartland II in the past 12 months; the ten latest apartment sales, on 27–30 October 2026, ranged from AED 2,245 to 3,074 per sq ft.

The towers are mostly on 60/40, so 40% is due at handover, which runs from December 2028 (Skyscape) to June 2030 (Skyvue Altier). Sobha builds in-house; its May 2026 investor update lists 8,000+ homes delivered, and it targets 6,819 handovers in 2026 (Khaleej Times, July 2026). Weigh the price per sq ft against ready Sobha Hartland resale, the 40% due on completion and the number of towers selling nearby.

What are the service charges at Sobha Hartland II?

Not set yet. Sobha hasn't published service charges for Sobha Estates, Skyvue or Skyscape, and Dubai's RERA approves each building's rate nearer handover. No part of Sobha Hartland II has been handed over, so there is no rate from a finished building in the community to compare with; the first homes due are the Riverside Crescent towers and the Sobha Estates villas in 2027.

Ask Sobha for its estimated annual charge for your building and how the lagoons and shared facilities are covered. Charges are set per sq ft: on an 846 sq ft Skyscape one-bed, every AED 1 per sq ft adds about AED 850 a year, and on an 8,439 sq ft villa about AED 8,400.

Is Sobha Hartland II's handover on track?

Sobha's website gives December 2028 for Skyscape, March 2029 for Skyvue Solair, Stellar and Spectra, June 2030 for Skyvue Altier, and mid to late 2027 for the Riverside Crescent towers. For the Sobha Estates villas, Property Finder and Dubizzle listings drawing on DLD records give December 2027, against the Q2 2025 villa date Sobha expected at the November 2022 launch (Khaleej Times).

Sobha designs and builds in-house, and in July 2026 it said it plans a record 6,819 handovers this year, including homes in Sobha Hartland II (Khaleej Times). Confirm the completion date in your SPA.

What are buyers asking about Sobha Hartland II?

Is it the same as Sobha Hartland? No. Sobha Hartland is the earlier community; Sobha Hartland II is a separate 8 million sq ft community a few minutes away in MBR City, launched in November 2022. How much is a 2-bed? Sobha doesn't publish prices by bedroom; its tower ranges start at AED 1.83M (Altier) and AED 1.95M (Skyscape). Is it sold out? Property Finder marks the villas sold out with Sobha, and they resell on the portals; Skyvue and Skyscape towers are still listed on Sobha's site.

Why are some resales priced under the original price? Each seller sets their own price, so asking prices vary widely; Property Finder's DLD data shows recent apartment sales from AED 2,245 to 3,074 per sq ft, so compare like-for-like units. Who owns Sobha? The Sobha Group, founded by PNC Menon in 1976.
