What is Valia at Dubai Creek Harbour?
Valia is a single Emaar apartment tower with 491 one- to four-bedroom homes, rising from a podium with shops at ground level. It sits in the Dubai Square district of Dubai Creek Harbour, across from Dubai Square Mall and near the Emaar Properties (Iconic) station on the planned Blue Line metro.
Most of the building is one and two-bedroom apartments (453 of 491 homes). The 32 three-beds and 6 four-beds are on the upper floors, and every home has a balcony. Residents share an amenities floor with a pool, kids' pool, padel court, outdoor gym and yoga deck.
Emaar's fact sheet prices start at AED 1.96M for a one-bed, with 20% due at completion, which Emaar estimates for December 2030.

Where is Valia in Dubai Creek Harbour?
Valia is in Dubai Square, the inland district of Dubai Creek Harbour, directly across from Dubai Square Mall rather than on the creek-front island. Emaar quotes 10 minutes to Dubai International Airport and 15 minutes to Downtown Dubai, and the planned Blue Line metro will stop at the Emaar Properties (Iconic) station nearby. The RTA says the Blue Line opens in 2029.
How is Dubai Creek Harbour laid out, and where does Valia sit?
Dubai Creek Harbour wraps around the creek next to Ras Al Khor Wildlife Sanctuary. The island holds Creek Marina, Creek Beach and Central Park; Valia is further inland in Dubai Square, by the mall and the Iconic metro station.

Questions buyers ask about Valia at Dubai Creek Harbour
Is Valia by Emaar a good investment?
We don't give investment advice, but here are the facts. At Emaar's starting price of AED 1.96M, Valia's one-beds work out at about AED 2,363–2,399 per sq ft of total area. betterhomes' Dubai Creek Harbour price guide shows the area's average rising from about AED 1,950 per sq ft in Q1 2023 to about AED 2,500 in Q3 2025, with average apartment rental yields of 5.5%.
The plan is 80/20: 10% on booking, seven 10% instalments up to an estimated 80% construction in September 2029, and 20% on completion, estimated for December 2030. Emaar is Creek Harbour's master developer, and its Valia brochure says it has delivered more than 200,000 homes worldwide. One and two-beds make up 453 of the 491 homes. Weigh the entry price per sq ft against resale in finished Creek Harbour towers, the Dubai Square (not creek-front) location and the four-year wait.
What are the service charges at Valia?
Not set yet. Emaar hasn't announced a service charge estimate for Valia, and Dubai's RERA approves the actual rate nearer handover, estimated for December 2030. Dubai Creek Harbour has finished Emaar towers whose owners already pay RERA-approved rates, but we haven't found an Emaar or press figure for a comparable tower; broker guides quote ranges of about AED 14 to 28 per sq ft, which are estimates, not published rates.
Before you book, ask Emaar for its estimate. If you compare with a finished Creek Harbour tower, check that building's current rate on RERA's Mollak system. On an 821 sq ft one-bed, every AED 1 per sq ft adds about AED 820 a year.
Is Valia's handover on track?
It's early: Emaar launched Valia on 6 August 2026 and estimates construction completion in December 2030. Its payment plan sets construction milestones at 40% (estimated October 2028), 60% (March 2029) and 80% (September 2029), so the timing of those instalments will show progress. We haven't found a press report of a main construction contract for Valia yet.
Emaar has built in this master community for years: it planned the first Creek Harbour handovers, at the 872-home Dubai Creek Residences, for early 2019 (Emaar release, August 2018). The RTA's Blue Line, with a station near Valia, is due to open in 2029 (Gulf News). The completion date in your SPA is the binding one.
What are buyers asking about Valia?
Mostly location, timing and price. Is Valia on the creek? No: it's in the Dubai Square district, across from Dubai Square Mall and near the planned Blue Line Emaar Properties (Iconic) station, not on the creek-front island. Upper floors look over the creek and the skyline. Is it still at the EOI stage? No. Emaar launched it on 6 August 2026 and it sells from AED 1.96M; the AED 2.06M figure online dates from the EOI stage.
When is it finished? Emaar estimates December 2030. What sizes are there? One-beds of 817–829 sq ft, two-beds of 1,242–1,258 sq ft, three-beds of 1,652–1,694 sq ft with a maid's room, and six 4-beds of 2,561 sq ft on levels 53–55, from AED 6.97M. Do all homes have a balcony? Yes, every one.
