What is The Valley by Emaar?
The Valley is Emaar's suburban townhouse and villa community on Dubai-Al Ain Road, launched in November 2019 and aimed at families. Emaar's site lists 24 clusters and a community starting price of AED 1.6M. The community has a 32,000 sqm Town Centre, a 47,000 sqm Golden Beach, a 25,000 sqm Sports Village and a 13,000 sqm Kids Dale.
The newer clusters sit in Phase Two, laid out around a central park. Emaar's brochures give Phase Two 1.36 million sqm of open space, a 250,000 sqm central park, a 38 km cycling loop, eight neighbourhood parks, five clubhouses, two schools and a hospital. This page covers the most recent launches one by one: Ovelle and Avelia villas, Vindera and Rivera, Elva, Elea and Kaia, and Velora 2, Venera and Velora. Where is The Valley by Emaar?
The Valley is on Dubai-Al Ain Road (E66), past Arabian Ranches III, near the Sevens Stadium. Emaar's brochures connect it to Jebel Ali-Lahbab Road, which runs from Sheikh Zayed Road to Emirates Road. Emaar's drive times: 5 minutes to the Sevens Stadium, 8 to Dubai Outlet Mall, and 25 each to Downtown Dubai and Dubai International Airport.
How is The Valley laid out?
The newest clusters sit in Phase Two, set around a long central park with a river, lakes, trails and sports areas. Emaar's Phase Two masterplan below outlines Vindera on the west side. The second map shows Velora on the north edge and Venera on the south; Emaar blurred the other plots on that map.
What is Ovelle at The Valley?
Ovelle is the only Valley cluster with homes live on emaar.com today: Emaar shows 5 units, priced from AED 8,856,888, between 5,639 and 7,970 sq ft. Those sizes match the 5-bed plans, so the 4-beds no longer appear in Emaar's online stock. Every Ovelle villa on Emaar's plans has a private pool, a lift, a maid's room, a garage and a second-floor lounge opening onto a roof terrace.
The same emaar.com page also carries an older line, "Starting price AED 7.09 Mn", which looks like the launch price. The AED 8.86M figure is the one attached to the live units.

What is Avelia at The Valley?
Avelia is Ovelle's sister cluster: 4 and 5-bed luxury villas that Emaar lists from AED 7,250,000, with a landscaped pool deck, fitness centre, kids' playground and pet park. Three villa types: a 4-bed of about 4,350 sq ft, a 5-bed Luxury of about 5,650 sq ft and a 5-bed Premium of about 7,850 sq ft, all on three floors. Handover is due in December 2029.

What is Vindera at The Valley?
Vindera is a Phase Two cluster of 3 and 4-bed luxury townhouses that Emaar lists from AED 3,170,000. Its brochure places it on the west edge of Phase Two with Central Park views, forest walks and flower farms. The homes come in 4-plex and 6-plex blocks, each in two styles, on two floors.

What is Rivera at The Valley?
Rivera is a Phase Two cluster of 4-bed homes that Emaar lists from AED 4,780,000. Emaar's website calls them townhouses; its floor plans call them semi-detached villas, in three styles (Magnolia, Lotus, Lavender). Each has three floors: a ground floor with a guest bedroom and maid's room, three bedrooms upstairs, and a second-floor lounge with a roof terrace. The brochure calls Rivera the first LEED Neighborhood-certified community in The Valley.

What is Elva at The Valley?
Elva is a cluster of 3 and 4-bed townhouses in two façade styles (Ravine and Nash), listed by Emaar from AED 2,890,000. It shares a brochure and amenity set with Kaia and Elea: landscaped pool deck, fitness centre, indoor multipurpose room, kids' playground and pet park. Emaar's Q4 2026 agent notice names "TV Alva" alongside The Valley; we read that as Elva, but Emaar hasn't confirmed it.

What is Kaia at The Valley?
Kaia is the cheapest of the three sister clusters (Kaia, Elea, Elva): 3 or 4-bed townhouses in Ava, Luna and Vina styles, listed by Emaar from AED 2,720,000. Emaar's Kaia floor plans give built-up areas of about 2,260–2,490 sq ft for a 3-bed and 2,610–2,870 sq ft for a 4-bed, including the garage and terraces.

What is Venera at The Valley?
Venera and Velora were the first townhouse clusters of The Valley Phase Two. Venera sits on the southern edge, with a guardhouse, pet park, mosque, sports centre, skate park and community centre on its site plan. Emaar lists it from AED 2,480,000 with 3 and 4-bed townhouses in seven styles. Emaar's shared brochure gives the 3-bed an average built-up area of 2,450 sq ft on an average plot of 1,950 sq ft.

Velora is Venera's twin on the northern edge of Phase Two, with the same AED 2,480,000 starting price on emaar.com. It offers 3 and 4-bed townhouses in six styles (Serene, Nash, Oakley, Vale, Dale, Ravine). Its site plan shows a guardhouse, community centre, sunken event lawn, sports court and kids' adventure play.

What about Eden, Talia, Orania and the other earlier clusters?
The Valley launched in November 2019 with Eden (Khaleej Times). Emaar's site still lists 14 earlier clusters, none with units on sale online, so buying in any of them is now mostly resale. Where Emaar still shows a starting price, it is the figure in brackets: Elora 3–4 bed townhouses (AED 1.6M), Lillia 3–4 bed townhouses (AED 2.0M), Nima 3–4 bed townhouses (AED 2.1M), Rivana 3–5 bed twin villas (AED 2.8M), Alana 3–5 bed twin villas (AED 3.5M), Avena 4-bed villas (AED 4.36M), Avena 2 4-bed villas (AED 4.37M), Farm Grove 4–5 bed villas (AED 4.8M) and Farm Gardens 2 4–5 bed villas (AED 7.26M). Eden (3–4 bed), Talia (3–4 bed), Nara (3–5 bed), Orania (3–5 bed) and The Farm Gardens (4–5 bed villas) show no price.

This is Emaar's standard 80/20 plan, which Property Finder, Bayut and Dubizzle list for Ovelle, Avelia, Elva, Elea, Kaia, Velora, Velora 2 and Venera (Oct 2026). emaar.com doesn't publish plans; Emaar's Q4 2026 agent notice says its Standard Payment Plan applies at The Valley. Vindera and Rivera launched on 90/10 (10% on booking, 80% during construction, 10% on handover). Each cluster's plan and handover date are below. Add the DLD registration fee of 4%.
Questions buyers ask about The Valley by Emaar
Is The Valley by Emaar a good investment?
We don't give investment advice, but here are the facts. Emaar's newest townhouses start at AED 2.48M (Velora and Venera), about AED 1,009–1,017 per sq ft of total area if the from-price is for the smallest home; Elea, Elva and Velora 2 work out at about AED 1,190–1,220. Property Finder's DLD-based data shows 1,147 sales at The Valley in the past year, averaging AED 4.24M, with an average rental yield of 5.2%; ready 3-bed townhouses in Orania and Nara were registered at AED 2.58M–2.63M on 30 October 2026.
Earlier clusters are complete: DLD's project registry, as shown by Real Estate Club Dubai, records Elora finished on 13 March 2026 and Farm Gardens on 6 April 2026. Most new clusters are 80/20 and hand over between June 2028 and December 2029. Weigh the entry price against the drive to Downtown, the 20% due at handover and resale supply from 24 clusters.
What are the service charges at The Valley?
Emaar hasn't published service charges for the clusters on sale, and Dubai's RERA approves the actual rate nearer handover. Earlier clusters such as Eden, Orania, Nara and Elora are complete, so their owners already pay RERA-approved rates, but we haven't found an Emaar or press figure for them; broker estimates range from about AED 3 to 18 per sq ft, too wide to rely on.
If you buy a ready or nearly finished townhouse, ask the seller for the last two years of service charge invoices, or check the rate on RERA's Mollak system. Whether homes are chiller-free isn't stated in Emaar's materials, so ask. On a 2,500 sq ft townhouse, every AED 1 per sq ft adds about AED 2,500 a year.
Is The Valley handover on track?
Emaar doesn't put handover dates on its Valley pages. Property Finder, Bayut and Dubizzle give June 2028 for Elea, July to September 2028 for Kaia, Velora, Velora 2 and Venera, October to December 2028 for Elva, Rivera and Vindera, and December 2029 for Ovelle and Avelia.
The earlier phases give a reference point. DLD's project registry, as shown by Real Estate Club Dubai, records Elora complete on 13 March 2026 and Farm Gardens on 6 April 2026. For your cluster, the binding date is the one in your SPA.
What are buyers asking about The Valley?
Mostly payment plans, handover by phase and how The Valley compares. Which payment plan? It varies by cluster, which is why portals disagree: most newer clusters are 80/20 (10% on booking, 70% during construction, 20% on handover), while Vindera and Rivera launched on 90/10. Each cluster's plan is in its section above. When is handover? June 2028 to December 2029, by cluster.
What's still for sale? emaar.com shows live units only in Ovelle (5 homes from AED 8,856,888); the other clusters show no units online, so ask us. The Valley, Emaar South or DAMAC Lagoons? Who is Emaar Properties?
The developer behind Downtown Dubai, Dubai Hills Estate and the Arabian Ranches communities. Its latest Valley brochure says Emaar has delivered more than 118,400 homes worldwide and has about 50,500 under development (FY2024).

Emaar lists Avelia's 4 and 5-bed villas (about 4,350–7,860 sq ft) from AED 7.25M. Ovelle's five live units start at AED 8,856,888, and those are all 5-bed sizes.
Which clusters are still for sale?
Only Ovelle shows units on emaar.com: 5 homes, from 5,639 to 7,970 sq ft. Emaar still lists the other clusters with starting prices but no live units, so ask us what is left in each.
What is the payment plan and handover date?
Most clusters use Emaar's standard 80/20: 10% on booking, 70% during construction and 20% on handover. Vindera and Rivera launched on 90/10. Handover runs from June 2028 (Elea) through Q3 2028 (Kaia, Velora, Velora 2, Venera) and Q4 2028 (Elva, Rivera, Vindera) to December 2029 (Ovelle, Avelia). These come from Property Finder, Bayut and Dubizzle, as emaar.com doesn't list them; your SPA has the binding dates.
How big are the townhouses?
On Emaar's floor plans, 3-bed townhouses in the newest clusters run from about 2,400 to 2,520 sq ft and 4-beds from about 2,660 to 2,920 sq ft, including the garage and terraces. Rivera's 4-bed semi-detached homes are about 3,690–3,710 sq ft.
Can I see the floor plans?
Yes. Each cluster section has Emaar's floor plans for its home types. For Kaia and Avelia we show Emaar's drawings as published on Property Finder, because Emaar's own pages link other clusters' files.
