What is Sobha Sanctuary, and what can you buy there?
Sobha Sanctuary is a master community in Al Yufrah 1, Dubailand, next to Sobha Elwood and north of the Dubai Rugby Sevens stadium. Sobha launched it on 26 January 2026, its 50th anniversary, and Gulf News reported it at AED 50 billion across about 37.5 million sq ft, with about 18,000 apartments and 2,000 villas built in at least three phases over four to eight years.
Sobha's brochures keep about 50% of the land as open and green space, anchored by an 800,000 sq ft park, with more than 50,000 trees, a 9 km wellness loop, a 5 km leisure loop, about 20 km of cycling routes and a beach lagoon. Gulf News adds two international schools, a hospital facility and a community mall.
Selling now on sobharealty.com: four villa clusters (The Willows from AED 4.00M, The Greens from AED 4.07M, The Brooks from AED 7.35M and The Grove from AED 9.42M) and three apartment buildings in The Woods, from AED 1.20M. Sobha gives Q3 2029 for the villas and 2029 for The Woods.

Where is Sobha Sanctuary?
Sobha Sanctuary is in Al Yufrah 1, Dubailand, off Al Ain Road and beside Jebel Ali–Lehbab Road, next to Sobha's Sobha Elwood villas and north of the Dubai Rugby Sevens stadium. Sobha gives 5 minutes to Dubai Rugby Sevens, 8 to Dubai Outlet Mall, 30 to Downtown Dubai and Al Maktoum International Airport, and 35 to Dubai International Airport.
How is Sobha Sanctuary laid out?
Sobha's illustrative masterplan puts the villa neighbourhoods on the north-west side of the site, with green spines running between the streets, and the apartment clusters, lagoons and the central park with its sports field and mall along the south-east side facing Jebel Ali–Lehbab Road. The villa clusters selling now are The Willows, The Greens, The Brooks and The Grove.
Where is The Brooks?
In Sobha's brochure render, The Brooks is the full-colour strip of villas beside the highway on the north edge of the community; the faded streets around it are later phases. Developer render.
What is The Willows at Sobha Sanctuary?
The Willows is a cluster of 4-bedroom garden villas set among Sobha Sanctuary's wellness amenities: forest jogging and cycling loops, yoga and pilates pavilions, a neighbourhood mosque, a clubhouse and a pet zone. Sobha lists it from AED 4.00M, and its August 2026 brochure shows four layouts of 2,459.02 to 3,430.24 sq ft on plots of about 1,731 to 2,985 sq ft.

The Greens is a family cluster of 4-bedroom garden villas and 5-bedroom courtyard villas, laid out on walkable streets close to parks, play areas, retail and community hubs. Sobha lists it from AED 4.07M. The 4-bed homes run from 2,459.02 to 3,430.24 sq ft; the 5-bed courtyard villa is 4,106.75 to 4,154.33 sq ft over three floors with a lift.

What is The Brooks at Sobha Sanctuary?
The Brooks sits along Sobha Sanctuary's central green spine, close to the district park, wellness centre, community mall and sports grounds. Its brochure uses the same 4-bed garden villa and 5-bed courtyard villa plans, sizes and plots as The Greens. Sobha's current starting price is AED 7.35M, which matches the 5-bed: Property Finder lists the 5-bed from AED 7.3M and the 4-bed as 'Inquire', so ask Sobha whether any 4-beds are left.

The Grove is Sobha Sanctuary's enclave of large standalone estate villas with private gardens and pools on Sobha's plans. Sobha lists it from AED 9.42M. The brochure shows 4-bed villas of 4,905 to 4,985 sq ft on plots of about 4,955 to 6,274 sq ft, 5-bed villas of about 5,800 sq ft on 540 sq m plots and a 6-bed of 7,191.80 sq ft on a 660 sq m plot.

Three buildings are listed on sobharealty.com: The Woods Retreat (1 and 2-bed, AED 1.20M–2.09M, 650.3–1,130.2 sq ft), The Woods Serenity (1 and 2-bed, AED 1.21M–2.18M, 626.0–1,130.2 sq ft) and The Woods Abode (2-bed, AED 1.60M–1.86M, 826.7–963.7 sq ft), all with handover in 2029.

Sobha's website doesn't publish payment plans. This 20/40/40 plan is the one Property Finder lists for The Greens, The Brooks and The Grove and Dubizzle lists for The Brooks (Oct 2026). Property Finder shows 10/50/40 for The Willows, and The Woods apartments are listed at 20/40/40 (Property Finder, The Woods Horizon) and 10/40/50 (A1 Properties), so confirm the plan for your cluster with Sobha. Add the Dubai Land Department fee of 4% of the price, plus admin fees.
Questions buyers ask about Sobha Sanctuary
Is Sobha Sanctuary a good investment?
We don't give investment advice, but here are the facts. Sobha's starting prices work out at roughly AED 1,630 to 1,920 per sq ft for the villas (The Willows to The Grove) and AED 1,845 to 1,935 for The Woods apartments. Sobha builds in-house, and its H1 FY26 update reports 1,300+ units delivered in the half with 5,400+ more due in the second half.
Weigh the 40% due at handover on the 20/40/40 villa plan, the 2029 handover, and the scale: about 20,000 homes delivered over four to eight years means a lot of new supply in the same community. Rental demand figures for Al Yufrah aren't published yet, because nothing has been handed over.
What are the service charges at Sobha Sanctuary?
Not set yet. Sobha hasn't published service charge estimates for any cluster, and Dubai's RERA approves each building's or community's rate nearer handover, from 2029. The large park, lagoon and loops are shared amenities that will feed into the community charge, so treat any broker figure as an estimate.
Ask Sobha for its estimate before booking, and check RERA's approved rate on the Dubai REST app once handovers start.
Is Sobha Sanctuary's handover on track?
Sobha's website gives Q3 2029 for the villas and 2029 for The Woods. Gulf News reported first handovers from Q3 2029 at the January 2026 launch, so the date hasn't moved. Property Finder lists construction as starting on 1 February 2026 for The Greens, The Brooks and The Grove and 2 June 2026 for The Willows.
Sobha hasn't published completion percentages for Sobha Sanctuary yet. Check the project's status with the Dubai Land Department before you pay later instalments.
What are buyers asking about Sobha Sanctuary?
Where exactly is it? Al Yufrah 1, off Al Ain Road, beside Sobha Elwood; some portals wrongly file it under MBR City. Are The Brooks and The Greens the same? Sobha's brochures use the same villa plans and sizes, but The Brooks sits on the green spine and currently starts at AED 7.35M against AED 4.07M at The Greens.
Is the 999K apartment price still available? Not on Sobha's site: The Woods now starts at AED 1.20M. Which payment plan applies? Portals disagree for The Willows and The Woods, so get Sobha's plan in writing before booking.

Sobha Realty, the Dubai developer of the Sobha Group founded by PNC Menon in 1976, which designs, manufactures and builds its projects in-house. Its H1 FY26 investor update (October 2026) reports more than 1,300 units delivered in the half, a further 5,400+ due in the second half, and 1,900+ units launched across Sobha Sanctuary, Sobha Siniya and Sobha City.
