What is DAMAC Islands, and what is DAMAC Islands 2?
DAMAC Islands is a master community by DAMAC Properties in Dubailand, off Emirates Road. The first phase, launched on 20 November 2024, covers 30 million sq ft with 5,915 villas and townhouses in six clusters themed on the Maldives, Bora Bora, Seychelles, Hawaii, Bali and Fiji, around lagoons, a jungle river and an aqua park. DAMAC says it sold AED 10.23 billion of homes in 24 hours, a Guinness World Records title.
DAMAC Islands 2 is the next phase, launched on 13 November 2025: 20 million sq ft in eight clusters named after Bahamas, Barbados, Bermuda, Maui, Mauritius, Tahiti, Antigua and Cuba, with more than 45 eco-themed amenities. It offers 4- and 5-bed townhouses, 5-bed twin villas and 6-bed standalone villas. DAMAC lists it from AED 2.99M, on a 75/25 payment plan, with handover in June 2030.

Where is DAMAC Islands?
DAMAC Islands is in Dubailand, off Emirates Road, in the area OpenStreetMap labels Al Yalayis 1; DAMAC Islands 2 sits beside the first phase. DAMAC's DAMAC Islands 2 guide puts DAMAC Hills 15 minutes away, Expo City Dubai 20 minutes, Al Maktoum International Airport 23 minutes, Downtown Dubai 25 minutes and Dubai International Airport 40 minutes. It is not on Dubai Islands in Deira, a different place.
How is DAMAC Islands 2 laid out?
DAMAC Islands 2 is a ring of eight themed clusters around a central chain of lagoons, lakes and parks. On DAMAC's aerial, Antigua, Mauritius, Cuba and Bermuda run along one side, Bahamas, Tahiti, Maui and Barbados the other, with the amenity hub, waterfall and eco park in the middle. The first DAMAC Islands phase sits alongside, in three parcels (Maldives, Bora Bora and Fiji on DAMAC's cluster map, plus Seychelles, Hawaii and Bali themes).

What can you buy at DAMAC Islands 2?
DAMAC Islands 2 is the phase DAMAC is selling now. Its brochure shows five home types: a 4-bed mid-row townhouse (2,186 sq ft), 5-bed mid and end townhouses (2,829 and 3,158 sq ft), a 5-bed twin villa (3,492 sq ft) and a 6-bed standalone villa (6,276 sq ft). The first cluster maps cover Bahamas, Bermuda, Cuba and Tahiti; DAMAC's February 2026 guide calls Antigua "the final limited townhouse release", with 4-bed townhouses and 5-bed twin villas.
DAMAC lists 4-bed townhouses from AED 2.99M on a 75/25 plan, with handover in June 2030. Its current offer prices 5-bed townhouses from AED 3.55M with a 16% down payment and the 4% DLD fee waived, for bookings from 1 October to 31 December 2026.

What was in the first DAMAC Islands phase?
The first phase, launched on 20 November 2024, has 4- and 5-bed townhouses and three villa designs from a 4,440 sq ft 6-bed to a 17,078 sq ft 7-bed with basement and gym, in the Maldives, Bora Bora, Fiji, Seychelles, Hawaii and Bali clusters. Launch prices ran from AED 2.25M for a 4-bed townhouse to AED 18.5M for the 7-bed villa, on a 75/25 plan (Gulf Business, Bayut).
DAMAC's Islands 2 brochure describes phase 1 as a "sell-out success", although DAMAC's site still shows a 5-bed listing from AED 3.93M. DAMAC hasn't published a handover date; Property Finder and Westgate Dubai list Q4 2028.

DAMAC calls the DAMAC Islands 2 plan 75/25: 75% during construction and 25% on handover. Bayut and Haus & Estates break it down as 20% on booking, 55% during construction and 25% on handover (Oct 2026). Add the DLD registration fee of 4%. DAMAC's current offer on 5-bed townhouses booked between 1 October and 31 December 2026 has a 16% down payment and waives the 4% DLD fee; twin villas are excluded.
Questions buyers ask about DAMAC Islands
Is DAMAC Islands a good investment?
We don't give investment advice; here are the published numbers. A DAMAC Islands 2 4-bed townhouse at AED 2.99M for 2,186 sq ft is about AED 1,370 per sq ft; a 5-bed mid townhouse on DAMAC's offer, AED 3.55M for 2,829 sq ft, is about AED 1,255. Phase 1 4-bed townhouses launched in November 2024 at AED 2.25M for 2,208 sq ft, about AED 1,020 per sq ft (Gulf Business, Bayut).
Weigh the June 2030 handover, the 75/25 plan, DAMAC's delivery record (50,000+ homes handed over, per DAMAC) and that neither phase has rental history yet. Compare the exact cluster and unit against resale listings in phase 1 before you commit.
What are the service charges at DAMAC Islands?
Service charges haven't been set for either phase: in Dubai, RERA approves each community's service charge budget, usually nearer handover, and owners see it on the DLD's Mollak system. DAMAC hasn't published an estimate. For comparison, look at the RERA index for handed-over DAMAC villa clusters, and ask DAMAC for its estimate per sq ft for the cluster you are buying.
Is DAMAC Islands' handover on track?
DAMAC gives June 2030 for DAMAC Islands 2, launched in November 2025. For phase 1, launched in November 2024, DAMAC hasn't published a date; Property Finder and Westgate Dubai list Q4 2028, and Property Finder records construction as started in September 2024. DAMAC says it awarded more than AED 10 billion of construction contracts in the first half of 2026 for deliveries from 2027. Check the DLD's project status for your cluster and the date in your SPA.
What are buyers asking about DAMAC Islands?
Is it on Dubai Islands? No, it's in Dubailand off Emirates Road. Is it waterfront? The homes are built around man-made lagoons and lakes inside the community, not the sea. Which phase is selling? DAMAC Islands 2; DAMAC describes phase 1 as sold out. Why do I see different prices? DAMAC's own pages show AED 2.75M, 2.99M and 3.33M at different points; the current hero price is AED 2.99M, and 5-bed townhouses are on offer from AED 3.55M until 31 December 2026. What's the plan? 75/25, usually split 20% booking, 55% construction and 25% on handover.

Who is building DAMAC Islands?
DAMAC Properties, the Dubai developer founded by Hussain Sajwani in 2002, which also built DAMAC Hills and DAMAC Lagoons. DAMAC says it has handed over more than 50,000 homes and is targeting more than 8,800 handovers in 2026 (4 September 2026), and it reported AED 36 billion of sales in 2025 (Gulf News, January 2026).
