What is DAMAC Lagoons?
DAMAC Lagoons is a master community by DAMAC Properties in Dubailand, on Hessa Street opposite DAMAC Hills. DAMAC's website gives it 49 million sq ft, 8,883 villas and townhouses and 4,800 apartments. Each cluster is themed on a Mediterranean place: Santorini, Costa Brava, Nice, Portofino, Venice, Malta, Marbella, Monte Carlo, Mykonos, Ibiza and Morocco, around lagoons, white-sand beaches and a wave pool.
Sales opened on 1 November 2021 and the villa clusters sold fast: in October 2023 DAMAC said more than 95% of released units were sold. The most recent villa and townhouse launch is Morocco Phase 2 (brochure dated August 2023), with 4- and 5-bed townhouses and 6- and 7-bed villas; portals list its townhouses from about AED 3.1M and handover in Q4 2026. Property Finder shows the earlier clusters (Malta, Marbella, Ibiza) as sold out by DAMAC, so homes there are resale.
Since 2024 DAMAC has added apartments: Lagoon Views (2024), Valencia and Piazza Roma offices in the new Lagoons District (February 2026), and Sorrento – Lagoon Views, studios and 1-beds from AED 680,000 on a 50/50 plan (brochure dated October 2026), due for handover in Q1 2030. DAMAC's Sorrento brochure says handovers are under way across the community.

Where is DAMAC Lagoons?
DAMAC Lagoons is in Dubailand on Hessa Street, opposite DAMAC Hills, with links to Sheikh Mohammed Bin Zayed Road, Emirates Road and Al Khail Road. DAMAC's October 2026 Sorrento brochure puts Expo City and Global Village about 20 minutes away, Mall of the Emirates 25 minutes, Downtown Dubai 30 minutes, Al Maktoum International Airport 28 minutes and Dubai International Airport 35 minutes.
How is DAMAC Lagoons laid out?
DAMAC Lagoons is laid out as a ring of themed clusters around a Central Hub and a chain of lagoons. On DAMAC's October 2026 cluster plan, Santorini, Morocco, Venice and Portofino run along the northern side, Costa Brava and Nice the south-east, Malta and Monte Carlo the south-west, and Marbella, Ibiza, Mykonos and the Lagoon Views apartments sit on the western edge by the new Lagoons District.
What is Morocco Phase 2 at DAMAC Lagoons?
Morocco Phase 2 is the most recent villa and townhouse cluster at DAMAC Lagoons, with a brochure dated August 2023. It has 4- and 5-bed townhouses and three 6- and 7-bed villa designs with basements, private pools and roof terraces, set around gardens, fishing ponds and floating walkways on the northern side of the community.
DAMAC's website lists the price as "available on request". Property Finder's new-project page lists 4-bed townhouses from AED 3,114,000 and UAE-Offplan from AED 3.2M, both on a 20/40/40 plan with handover in Q4 2026. Property Finder's last construction inspection (November 2025) put it at 45.87% complete.

What is Mykonos at DAMAC Lagoons?
Mykonos is a cluster of 4- and 5-bed townhouses on the western edge of DAMAC Lagoons, beside the Lagoon Views apartments, with a brochure dated April 2023. DAMAC's page gives a 60/40 payment plan and a Q4 2025 handover, and lists the price as on request. On Property Finder in October 2026, 4-bed townhouses were listed from about AED 2.35M to AED 2.95M.
Its themed amenities are a honey bar, a glow lounge and a windmill park, on top of the community beach, wave pool and floating amphitheatre.

What is Ibiza at DAMAC Lagoons?
Ibiza is a cluster of 4- and 5-bed townhouses launched in December 2022, next to Marbella on the western side of the community. DAMAC's page gives a Q2 2026 handover. Property Finder shows it sold out by DAMAC (launch prices from AED 3,019,000 for a 4-bed on a 20/40/40 plan), so buying today means resale. Its themed amenities are a music festival space and a boho lounge.

What is Malta at DAMAC Lagoons?
Malta is a cluster of limestone-style townhouses in the south-west of DAMAC Lagoons, with a brochure dated June 2022. DAMAC's page describes 4- and 5-bed townhouses; the brochure also includes a 7-bed villa (LVD-1D). Property Finder shows Malta sold out by DAMAC and complete (expected completion September 2025), with launch prices from AED 1.75M for a 4-bed and AED 2.6M for a 5-bed. Today's resale asking prices start around AED 2.3M.

What is Sorrento – Lagoon Views, the newest launch?
Sorrento – Lagoon Views is DAMAC's newest launch at DAMAC Lagoons: studios and 1-bed apartments in four buildings in the Lagoons District on the western edge, from AED 680,000 on a 50/50 payment plan, per DAMAC's website. Brokers list studios of 341 to 523 sq ft from about AED 672,000 and 1-beds of 723 to 879 sq ft from about AED 1.26M, with handover in Q1 2030.
Its brochure is dated October 2026 and lists floating pods, a pool bar, aqua gym, outdoor yoga and spa, an outdoor cinema and a coffee shop. It sits next to Lagoon Views 1 and 2 and Valencia, launched in February 2026 at AED 725,000 for a studio, AED 1.30M for a 1-bed and AED 1.84M for a 2-bed, per DAMAC's area guide.

What about Santorini, Venice, Nice, Portofino, Costa Brava and Monte Carlo?
These were the first clusters released from November 2021, and DAMAC shows no prices or plans for them online. Per DAMAC's pages: Santorini has villas and townhouses by the black-sand beach and was the first cluster to hand over; Nice has 4- and 5-bed townhouses and 6-bed villas; Portofino 3- to 5-bed townhouses and 7-bed villas; Monte Carlo 4- and 5-bed townhouses; Costa Brava and Venice are villa clusters, Venice around canals and the grand clubhouse.
Buying here today mostly means resale. Ask us what DAMAC still holds before you look at the portals.

The plan shown is for Sorrento – Lagoon Views, the cluster DAMAC is selling now: DAMAC calls it 50/50, and brokers break it down as 5% on booking, 45% during construction and 50% on completion (Le Rose Real Estate, White & Co, Oct 2026). Morocco Phase 2 is 20% on booking, 40% during construction and 40% on handover (Property Finder and UAE-Offplan). Add the DLD registration fee of 4%.
Questions buyers ask about DAMAC Lagoons
Is DAMAC Lagoons a good investment?
It depends on the cluster and the price you pay; we don't give investment advice, but these are the numbers. Morocco Phase 2, DAMAC's newest townhouse cluster, is listed from AED 3,114,000 for a 2,286 sq ft 4-bed (Property Finder, Oct 2026), about AED 1,360 per sq ft. Resale 4-beds in the completed Marbella, Mykonos and Ibiza clusters are asked at about AED 2.25M–3.0M, roughly AED 980–1,310 per sq ft (Property Finder listings, Oct 2026). Launch-to-resale moves differ by cluster and by unit, so compare the launch price of the exact cluster and type with recent registered sales before you buy.
On delivery, DAMAC said in September 2026 that it is targeting about 6,300 Lagoons handovers this year, up from around 513 in 2025. Weigh new-launch prices against resale in finished clusters, and the 40% due at handover on Morocco Phase 2's 20/40/40 plan.
What are the service charges at DAMAC Lagoons?
DAMAC hasn't published a service charge rate for DAMAC Lagoons, and it differs by cluster. In Dubai, RERA, part of the Dubai Land Department, approves each community's service charge budget, and owners see it on the DLD's Mollak system. Budgets for newer clusters such as Morocco Phase 2 and Sorrento are set nearer handover.
On a 2,286 sq ft townhouse that is about AED 10,000 a year. It is one listing, not an official rate, so ask DAMAC or the seller for the latest service charge invoice for the exact unit before you buy.
Is DAMAC Lagoons' handover on track?
Property Finder records Malta as complete in September 2025 and Marbella in December 2025, and DAMAC's pages show Q4 2025 for Mykonos and Q2 2026 for Ibiza.
In a September 2026 release, DAMAC said Lagoons is the largest part of its 2026 delivery programme, with about 6,300 homes targeted for handover, and that infrastructure, landscaping and related works were more than 80% complete. Morocco Phase 2 is due in Q4 2026 and was 45.87% complete at Property Finder's November 2025 inspection. Sorrento is due in Q1 2030. The date that counts is the one in your SPA.
What are buyers asking about DAMAC Lagoons?
Is it handed over? Partly: Malta and Marbella are complete, and DAMAC is targeting about 6,300 Lagoons handovers in 2026. Can I get a mortgage for the handover payment? Once a home is complete and registered, banks can finance it like a ready property, within UAE Central Bank loan-to-value limits, so line up finance for the 40% or 50% due at completion early.
Are the amenities open? DAMAC says the lagoons and other water bodies, about 177,000 sq m, are being commissioned in phases alongside the homes. Why do prices differ so much between clusters? Launch date, size and position: Malta 4-beds launched at AED 1.75M in 2022, Morocco Phase 2 4-beds list from AED 3.114M. Lagoons or The Valley? Compare like-for-like townhouses on price per sq ft, service charge and handover date.

Who is building DAMAC Lagoons?
DAMAC Properties, Hussain Sajwani's Dubai developer founded in 2002, which also built DAMAC Hills across the road. DAMAC reports more than 50,000 homes delivered and Dh36 billion of sales in 2025 (Gulf News, January 2026). Its October 2026 Sorrento brochure says handovers are under way across DAMAC Lagoons.
