What is Grand Polo Club & Resort, and what can you still buy?
Grand Polo Club & Resort is an Emaar villa masterplan of 5.54 million sqm built around three polo fields, stables and a clubhouse, which Emaar calls the Green Core. Emaar.com lists 22 residential clusters and 5,599 homes, with 1.59 million sqm of open space. It sits in Dubai Investment Park 2 on Emirates Road; Emaar's brochure puts it 5 minutes from Al Maktoum International Airport.
Emaar unveiled the community in April 2025 and has released 12 collections since. Most early clusters (Montura, Selvara, Chevalia Estate, Chevalia Fields, Equiterra, Equestra) show only their launch price on Emaar.com now. On 31 October 2026 Emaar.com lists units in three: Selvara 3 (6 four-bed villas from AED 7,282,888), Selvara 4 (8 from AED 7,113,888) and Chevalia Estate 2 (1 villa at AED 18,801,888).
Emaar.com doesn't show the payment plan or handover. Property Finder and Dubizzle both give 10% on booking, 70% during construction and 20% on handover, with handover in May 2029 for Selvara 3 and 4 and June 2029 for Chevalia Estate 2. Check both on your sale agreement.

Where is Grand Polo Club & Resort?
Grand Polo is in Dubai Investment Park 2, on Emirates Road (E611) at Expo Road, south-west of The Oasis and close to Al Maktoum International Airport, which Emaar points to as it expands. Emaar's Selvara brochure gives 5 minutes to Al Maktoum International Airport, 10 to Dubai Marina, 20 to Dubai Hills Estate and 25 to Downtown Dubai. Those are Emaar's figures; traffic on Emirates Road and Sheikh Mohammed Bin Zayed Road will change them.
How is Grand Polo Club & Resort laid out?
The polo fields, stables and clubhouse sit in the middle, with the villa clusters looping around them on green corridors. Emaar's map numbers the Clubhouse (1), Stables (2) and Polo Fields (3), then Chevalia Estate (4) and Chevalia Fields (5) next to the fields, Montura 1–3 (6–8), and Selvara 1–4 (9–12) on the southern and eastern edges. Selvara 4 is the shaded block on the east side, with Selvara 3 just south of it. Chevalia Estate 2, Equiterra and Equestra aren't numbered on this map.
What is Selvara 3?
Selvara 3 is a cluster of four-bedroom villas on the eastern edge of Grand Polo, number 11 on Emaar's map. Emaar launched it from AED 6.4M in August 2025; on 31 October 2026 Emaar.com lists 6 villas left from AED 7,282,888, in sizes of 3,690–3,832 sq ft.
The villas are three floors: a guest bedroom, living and dining on the ground floor, three bedrooms upstairs and a roof lounge with its own bathroom and balcony. Emaar uses one floor-plan set for Selvara 3 and 4, with four layouts (A and B, styles 2 and 3).

Selvara 4 is the shaded block on the east side of Emaar's masterplan (number 12), north of Selvara 3. It was launched with Selvara 3 in August 2025 from about AED 6.4M; on 31 October 2026 Emaar.com lists 8 villas left from AED 7,113,888, the lowest live price in Grand Polo.
The homes are the same four-bedroom, three-floor villas as Selvara 3, in four layouts of 3,639–3,832 sq ft, wrapped in clay, stone and neutral façades in Emaar's renders.

What is Chevalia Estate 2?
Chevalia Estate 2 is a crescent of 4 and 5-bedroom villas by the stables, linear park and riding arenas. Emaar launched it in September 2025 with a key-facts price of AED 7.8M; brokers count 120 villas. On 31 October 2026 Emaar.com has one left: an 8,635 sq ft villa at AED 18,801,888, which matches the 5-bed Type 5 in Emaar's plans.
Type 5 is the largest home in the cluster: a lift, family lounge, show kitchen plus a separate kitchen, maid's and driver's rooms, a pool provision and a roof lounge with study and two terraces.

Questions buyers ask about Grand Polo Club & Resort
Is Grand Polo Club & Resort a good investment?
We don't give investment advice, but here are the facts. Emaar's Selvara villas launched from AED 6.4M in August 2025 and Emaar.com now lists them from AED 7,113,888, about AED 1,856–1,928 per sq ft of total area. Property Finder's DLD records show a Selvara 3 villa sold for AED 6,820,888 in June 2026, and a Montura four-bed for AED 7,150,000 in March 2026.
The community is new: the selling clusters are 3–4% built (Dubizzle, DLD) with handover in mid-2029, and 80% of the price is paid before keys. Weigh the distance from the city against the airport-side location, the three-and-a-half-year wait and the carrying cost of the instalments.
What are the service charges at Grand Polo Club & Resort?
Not set yet. Neither Emaar nor the portals publish a service-charge estimate for Grand Polo, and Dubai's RERA approves each community's rate nearer handover, due from 2029. A masterplan with polo fields, stables, a clubhouse and large parks may carry higher shared costs than a standard villa community.
Ask Emaar for its estimate before you book and budget for it alongside the 4% DLD fee. Once the first clusters hand over, the RERA-approved rate will be on the Dubai REST app.
Is Grand Polo's handover on track?
The handover dates on portals and DLD-sourced listings are May 2029 for Selvara 3 and 4 and June 2029 for Chevalia Estate 2; the first clusters (Chevalia Estate, Selvara, Montura) run from February to June 2029. Dubizzle's DLD figures in October 2026 showed the selling clusters 3–4% complete and Montura 11%, which is normal about a year after sales opened.
Emaar.com doesn't show handover dates for these clusters, so the date in your sale and purchase agreement is the binding one.
What are buyers asking about Grand Polo Club & Resort?
Is it sold out? No: Emaar.com lists villas in Selvara 3, Selvara 4 and Chevalia Estate 2, even though one portal marks Selvara sold out. Why do prices differ online? AED 6.4M was the launch price; the live prices are above AED 7.1M. Is it near Expo City? It is in Dubai Investment Park 2 by Emirates Road; Emaar quotes distances to Al Maktoum airport, Dubai Marina and Downtown, not Expo.
What does a Selvara villa include? Four bedrooms, a roof lounge with its own bathroom, a carport and 383–432 sq ft of terraces. What else do I pay? The 4% DLD fee, plus service charges once RERA sets them.
