The Valley or Emaar South: which works better for a family?

By Tyler Newman, Host of The Off Plan ShowLast updated

For a family that wants a townhouse, The Valley is the cheaper route on Emaar's prices: 3 and 4-bed townhouses in the newest clusters start at AED 2.48M, about AED 1,009–1,017 per sq ft, against AED 5.02M (about AED 1,807–1,880 per sq ft) for the seven 3-bed townhouses at Golf Fields in Emaar South. Emaar South's launches are mainly apartments, with 3-beds from AED 2.72M.

The trade-offs are timing and location. The Valley's newest clusters hand over from June 2028 to December 2029 and sit on Dubai-Al Ain Road, 25 minutes from Downtown on Emaar's maps. Emaar South's Golf Fields and Golf Trails complete in an estimated September and October 2030, beside a golf course that opened in October 2026, 35 minutes from Downtown and 5 from Al Maktoum airport.

What can a family buy in each, and from what price?

The Valley is a townhouse and villa community. Its newest Phase Two clusters sell 3 and 4-bed townhouses of about 2,400–2,900 sq ft from AED 2.48M (Velora, Venera) to AED 3.17M (Vindera), 4-bed semi-detached homes at Rivera from AED 4.78M, and villas at Avelia from AED 7.25M. Emaar's site lists 24 clusters in all, with a community from-price of AED 1.6M in an earlier cluster.

Emaar South's two 2026 launches on our site, Golf Fields and Golf Trails, are mostly apartments on the edge of the golf course, plus a short row of 3-bed townhouses in each. A family-sized 3-bed apartment starts at AED 2.72M at Golf Fields (1,633–2,150 sq ft) and launched at AED 2.71M at Golf Trails (1,605–1,969 sq ft, with a study).

So at around AED 2.5M–3M, The Valley offers a townhouse (Emaar's areas include the garage and terraces), and Emaar South a 3-bed golf-view apartment.

How do prices per sq ft compare?

Townhouses at The Valley come in at roughly half the price per sq ft of Emaar South's townhouses. Dividing Emaar's from-prices by the smallest home in each cluster gives about AED 1,009 at Velora and AED 1,017 at Venera, rising to AED 1,193–1,223 at Velora 2, Elva and Elea and about AED 1,323 at Vindera. Golf Fields' townhouses work out at about AED 1,807–1,880 per sq ft and Golf Trails' at about AED 2,011–2,017 at launch.

Emaar South's apartments sit between the two: Golf Fields 3-beds at about AED 1,265–1,666 per sq ft and 2-beds at about AED 1,335–1,587.

These are approximations, because Emaar publishes one from-price per cluster or bedroom count rather than per unit, and they use Emaar's total area including garages and terraces. Ask for the price of the exact unit before comparing.

What are the payment plans and handover dates?

Both use Emaar's standard 80/20 plan on most homes: 10% on booking, 70% during construction and 20% on handover. At The Valley, Vindera and Rivera launched on 90/10, with 10% due on handover. Emaar's Golf Fields and Golf Trails schedules mix dated instalments with payments due at 20%, 40%, 60% and 80% construction, and Emaar labels those dates as estimates.

The Valley hands over sooner. Portal listings give June 2028 for Elea, July to September 2028 for Kaia, Velora, Velora 2 and Venera, October to December 2028 for Elva, Rivera and Vindera, and December 2029 for Ovelle and Avelia; emaar.com doesn't publish Valley handover dates. Emaar estimates completion in September 2030 for Golf Fields and October 2030 for Golf Trails.

For a family planning a move, that is a gap of roughly two years. Add the DLD's 4% registration fee in both communities; the date in your SPA is the binding one.

Which schools are near each community?

Neither community has a school open inside the new phases yet, so families will drive at first. Emaar's brochures for The Valley's Phase Two include two schools and a hospital, and its Emaar South masterplan marks a nursery and a K-12 school; neither has a published opening date.

For The Valley, Engel & Völkers' area guide names GEMS Winchester School and The Aquila School, both British curriculum, within about 20 minutes, and Orange Seeds Nursery in Dubailand. For Emaar South, Property Finder's January 2026 guide lists South View School in Remraam (British, about 15–20 minutes), The International School of Choueifat and Greenfield International School in Dubai Investments Park (about 20 minutes), GEMS International School Al Khail (IB, about 20–25 minutes) and JESS Arabian Ranches (25–30 minutes).

Drive times are the guides' estimates. Check each school's current KHDA rating, fees and places directly before you buy.

What amenities are open, and what is still planned?

The Valley has been building since its November 2019 launch, and earlier clusters are complete: the DLD's project registry, as shown by Real Estate Club Dubai, records Elora finished in March 2026 and Farm Gardens in April 2026. Emaar's plans for the community include a 32,000 sqm Town Centre, a 47,000 sqm Golden Beach, a Sports Village, the Kids Dale, and, in Phase Two, a 250,000 sqm central park, a 38 km cycling loop, eight neighbourhood parks and five clubhouses.

Emaar South's 18-hole Emaar South Golf Club opened on 5 October 2026, with a driving range and clubhouse (Gulf News), and earlier clusters such as Parkside and Greenviews are handed over. Emaar plans 22,700 homes there, 53,000 sqm of retail and dining and 25 neighbourhood parks. Golf Fields and Golf Trails add pools, kids' pools, padel courts, gyms and play areas inside each building.

For hospitals, Engel & Völkers points Valley residents to Mediclinic Parkview and Fakeeh University Hospital in Dubai Silicon Oasis.

How long is the commute from each?

On Emaar's own drive times, The Valley is closer to central Dubai and Dubai International Airport, and Emaar South is closer to Al Maktoum airport, Expo City and the Jebel Ali side. Emaar quotes 25 minutes from The Valley to Downtown Dubai and to DXB, 8 minutes to Dubai Outlet Mall and 5 to the Sevens Stadium. Some of Emaar's Valley brochures say 15 minutes to Downtown, but its 2019 launch and most recent brochures say 25.

From Emaar South, Emaar quotes 5 minutes to Al Maktoum International Airport, 10 to Expo City, 30 to Dubai Marina, 35 to Downtown Dubai and 45 to DXB.

So the better commute depends on where the parents work. A family working in Downtown, DIFC or Silicon Oasis is likely to find The Valley's road links shorter; one working at Al Maktoum, Expo City, Dubai Investments Park or the Marina side may find Emaar South shorter. Drive the route at rush hour before deciding.

What do sales and rental data show for each?

Both have active resale markets on DLD-based data. Property Finder's figures, as quoted on our pages in October 2026, show 1,147 sales at The Valley in the past year at an average of AED 4.24M and an average rental yield of 5.2%, with ready 3-bed townhouses in Orania and Nara registered at AED 2.58M–2.63M on 30 October 2026. For Emaar South they show 1,557 sales in the past year and an average yield of 5.5%.

Those community averages mix homes of every type and age, so they don't tell you what a new Golf Fields 3-bed or a Velora townhouse will rent for. They do show that families can also buy ready in both communities today, which is worth comparing with waiting until 2028–2030 for a new home.

We don't give investment advice. Compare the specific unit's price per sq ft with recent registered sales of similar homes.

So which suits which family?

On Emaar's published facts, The Valley fits a family that wants a townhouse for under AED 3M, can move in 2028 or 2029, and works towards central Dubai. Its newest clusters are the lowest price per sq ft of anything here, and most are 80/20.

Emaar South fits a family that prefers an apartment, wants a golf course and clubhouse already open next door, or works near Al Maktoum airport, Expo City or Jebel Ali, and can wait until late 2030. Its townhouses are a small, higher-priced part of each building.

Before choosing, check four things for the exact unit: Emaar's price and payment schedule in writing, the handover date in the SPA, which schools have places for your children's year groups, and the RERA-approved service charge for completed clusters nearby in the DLD's Service Charge Index.
