Palm Jebel Ali or Palm Jumeirah?

By Tyler Newman, Host of The Off Plan ShowLast updated

They are at opposite stages. Palm Jumeirah has had residents since the late 2000s, so you buy a ready home at resale prices; Property Monitor data for January to early June 2026 put its villas at about AED 8,070 per sq ft. Palm Jebel Ali, about twice the size, is off-plan: Nakheel's August 2026 Frond F villas start at AED 29.34M, about AED 3,500–4,290 per sq ft built-up, on a 70/30 plan with completion estimated for January 2030.

The price gap reflects the difference between a finished island and one being built, so the two are not like-for-like. Here are the published facts for each, without a recommendation.

How do the two Palms compare at a glance?

Both are Nakheel islands off Dubai's coast, about 28 minutes' drive apart by Nakheel's figures. Palm Jumeirah sits off Al Sufouh and Dubai Marina; Palm Jebel Ali sits further south-west, between Dubai Waterfront and Jebel Ali Port, reached by a 5 km access road from Sheikh Zayed Road.

The table puts the published facts side by side. Palm Jumeirah's prices are resale averages from transaction data; Palm Jebel Ali's are Nakheel's launch prices from its price sheets, as recorded on our project pages. A launch price per sq ft and a resale average per sq ft measure different things, so treat the gap as a guide.

How big is each island, and what's planned?

When Dubai approved the new Palm Jebel Ali masterplan on 31 May 2023, the Dubai Media Office described it as twice the size of Palm Jumeirah, at 13.4 sq km, adding about 110 km of coastline, with more than 80 hotels and resorts and homes for around 35,000 families. Nakheel's August 2026 release describes seven islands and 16 fronds, with 120 km of coastline and more than 90 km of beachfront.

Palm Jumeirah's first phase, as Nakheel described it in 2006, comprised 1,350 villas on 11 fronds and 2,650 Shoreline Apartments in 20 buildings on the trunk. Hotels and resorts now line its crescent, and further apartment and branded projects have followed on the trunk and crescent.

So the size difference is real, but the buying experience today differs more: one island is complete and built up, the other is a construction site with its first homes about to be handed over.

What is the status of each island?

Palm Jumeirah is finished and occupied. Land reclamation began in August 2001, and in May 2006 Nakheel said its first residents would move in by the end of that year (Khaleej Times). Today homes there trade as resale, with transactions recorded by the Dubai Land Department.

Palm Jebel Ali's history is longer than its current launch dates suggest. Work began in 2002, paused in 2008 during the financial crisis and restarted with Nakheel's relaunch in 2023 (The National, as cited on our Frond F page). In August 2026 Nakheel said the first island handovers begin in late 2026 and run through 2027, with 728 villas on Fronds K to P in internal and external finishing and 544 villas on Fronds A to F in substructure, superstructure and MEP works. Nakheel says it has awarded more than AED 13 billion of construction and infrastructure contracts across the island.

How do villa prices per sq ft compare?

On Palm Jumeirah, Real Estate Club Dubai's June 2026 table, using Property Monitor transaction averages from DLD records for 1 January to 6 June 2026, puts villas at about AED 8,070 per sq ft and apartments at about AED 4,240. Sotheby's International Realty counted 140 villa resales in the 12 months to November 2025, averaging AED 40 million, with a peak of AED 200 million. Averages here move a lot with the mix of homes sold. For direction, Cushman & Wakefield Core reported Palm Jumeirah apartment prices down 9% quarter on quarter in Q2 2026, while its villas posted modest gains (Khaleej Times, August 2026).

On Palm Jebel Ali, Nakheel's Frond F price sheet (August 2026) starts at AED 29.34M for a 6-bed Beach villa and AED 47.9M for a 6-bed Coral villa: about AED 3,500–3,800 per sq ft built-up for Beach villas and AED 3,970–4,290 for Coral villas. When Palm Jebel Ali villa sales reopened in September 2023, Gulf News reported prices from AED 18M for villas of 7,000–20,000 sq ft.

Note that Nakheel's Frond F floor plans exclude pools and landscaping, so budget for them on top.

What are the payment plans?

Palm Jumeirah homes are ready, so there is no developer instalment plan on a resale: the price is paid at transfer at the Dubai Land Department, in cash or with a mortgage within UAE Central Bank loan-to-value limits, plus the 4% DLD fee.

Palm Jebel Ali launches come with Nakheel instalment plans. Frond F is 70/30: 20% down, nine instalments adding up to 50% between February 2027 and October 2029, and 30% on completion in January 2030. On the AED 29.34M entry villa, that is about AED 5.87M down plus the 4% DLD fee of about AED 1.17M, and about AED 8.8M at completion.

Palm Central Private Residences uses 70/30 for 1 and 2-bed homes and 60/40 for 3-beds and up, both starting with 20% on booking, with completion estimated for September 2030. On a AED 2.7M 1-bed, that is AED 540,000 down, AED 108,000 DLD fee and AED 810,000 on completion.

What is already built on each island?

Palm Jumeirah is fully built: villas on the fronds, apartment buildings on the trunk, and hotels and resorts along the crescent, with residents since the late 2000s. What you see on a viewing is what you buy.

On Palm Jebel Ali, the visible progress is the reclaimed island, infrastructure and the first villa fronds. Nakheel's August 2026 release said 728 villas on Fronds K to P were in finishing, ahead of first handovers from late 2026. In April 2026 Nakheel awarded more than AED 3.5 billion of contracts for 544 villas on Fronds A to F, with United Engineering Construction building 190 villas on Fronds E and F (The National, June 2026, as cited on our Frond F page). Nakheel hasn't named a contractor or published a construction percentage for Palm Central that we could find.

Buying on Palm Jebel Ali today means living alongside construction for some years after you move in.

What are the service charges?

Nakheel hasn't published service charges for Frond F or Palm Central, and none can be set yet: in Dubai, RERA approves each community's budget, usually near handover. There is no handed-over comparable on Palm Jebel Ali either, as its first villas only start handing over from late 2026.

On Palm Jumeirah, the approved rate for each building or villa project is in the DLD Service Charge Index, searchable by project, usage and year. For a resale purchase, ask the seller for recent invoices.

On Palm Jebel Ali villas, running costs go beyond the service charge, because Nakheel's plans make pools and landscaping the owner's responsibility on plots of about 7,400–21,900 sq ft.

Which suits whom?

If you need a home now, only Palm Jumeirah offers one: ready villas and apartments, with prices set by the resale market. If you would rather spread the cost over four years, Palm Jebel Ali's Nakheel plans let you pay 20% down and the balance in instalments and on completion in 2030. If price per sq ft matters most, Palm Jebel Ali's launch prices sit well below Palm Jumeirah's resale averages, for a home you won't get until 2030 on an island still being built.

For apartments, Palm Central starts at AED 2.7M. For a newer island alternative from the same developer, Nakheel's Bay Estate on Dubai Islands starts from AED 5.9M on a 60/40 plan with completion estimated for January 2031. Visit both Palms before you decide; the contrast is easiest to judge in person.
