the short version

What is Sei Saadiyat?

Sei Saadiyat is a residential project by Aldar in Saadiyat Cultural District on Saadiyat Island, Abu Dhabi. Aldar announced it on 7 September 2026 and opened sales on 16 September. The full project is 778 homes in six residential towers; the first phase is 265 homes in two buildings. "Sei" is Japanese for stillness and calm, and the project is built around wellness.

Aldar's launch email and launch page price homes from AED 2.95M with a 50/50 payment plan and 5% down, and give handover from Q4 2030. The mix is one and two-bedroom apartments, two-bedroom Kanso Lofts and three-bedroom Kanso Residences, from about 70 to 208 sqm, with maid's rooms in selected homes. The Kanso Lofts are a new format for Aldar: double-height open-plan living with the bedrooms on an upper level.

Jacobs is the architect and Kettle Collective designed the interiors. Amenities include rooftop pools, a Zen Garden with a serenity pool, hot and cold baths, three studios for fitness, yoga and aerial yoga, a spa, cinema rooms and co-working space. Aldar's launch page also lists a 2% ADM fee waiver, and the project targets an Estidama 3 Pearl rating.

Where is Sei Saadiyat?

Sei Saadiyat is in Saadiyat Cultural District on Saadiyat Island, Abu Dhabi, the district that holds the Louvre Abu Dhabi, the Zayed National Museum, the Natural History Museum Abu Dhabi, teamLab Phenomena and the upcoming Guggenheim Abu Dhabi. Aldar says higher floors look out over the museums, the Arabian Gulf and the city skyline, and puts Abu Dhabi city centre, the Corniche and Al Reem Island about 12 minutes away. Aldar hasn't published the plot location, so the map pin marks the Cultural District rather than the buildings themselves.

what buyers ask

Questions buyers ask about Sei Saadiyat

Is Sei Saadiyat a good investment?

We don't give investment advice, but here are the facts. At Aldar's from-price and the per-type prices and sizes brokers list, Sei Saadiyat works out at about AED 3,660 to 4,620 per sq ft, with the one-bedroom at about AED 3,920 and the Kanso Loft the highest at about AED 4,620. The plan is 50/50 with 5% down, so half the price is due at handover from Q4 2030, about four years after launch.

On delivery, Aldar handed over almost 2,000 homes in the first nine months of 2026, more than double its total for 2025 (Khaleej Times, 27 Oct 2026). We haven't found a published resale or rental benchmark for new Cultural District apartments to compare against yet. Weigh the price per sq ft, the 50% due at handover and the four-year wait against ready Saadiyat apartments you can view today.

What are the service charges at Sei Saadiyat?

Aldar hasn't published a service charge for Sei Saadiyat. Its launch email and launch page give no rate, and none of the broker pages we checked quote one from an Aldar source.

Sei Saadiyat has more shared facilities than a typical Aldar apartment block: rooftop pools, a Zen Garden, hot and cold baths, three studios, a spa, a clinic, cinema rooms and co-working space, and all of these are usually paid for through the service charge. Ask Aldar for its estimated annual charge per square foot before you book, and check what the SPA says about how it can change.

Is Sei Saadiyat's handover on track?

It's too early to judge: sales opened on 16 September 2026 and Aldar's launch page gives handover from Q4 2030. Aldar hasn't announced a main construction contract for the towers yet, and the 50/50 plan puts half the price on handover, so buyers pay most of the balance only once the homes are delivered.

For context, Aldar reported almost 2,000 handovers in the first nine months of 2026 and said it remained on track for more than 3,500 in the year (Khaleej Times, 27 Oct 2026). The date that binds Aldar is the one in your SPA, so check it before you sign.

What are buyers asking about Sei Saadiyat?

Is it 50/50 or 10/50/40? Aldar says 50/50 with 5% down; 10/50/40 and 60/40 appear on some listings and aren't Aldar's figures. When is handover? From Q4 2030, per Aldar, not September 2029 as one broker page says. What's a Kanso Loft? A two-bedroom duplex with a double-height living room, from about AED 7.5M. Is it Dubai? No, Abu Dhabi, registered with ADREC. Can foreigners buy? Saadiyat Island is one of the Abu Dhabi areas open to foreign ownership. Where are the floor plans? Aldar gives them to brokers rather than posting them online, so ask for the plan for the exact unit.
