What Talay is
Aldar announced Talay on 17 September 2026 and opened sales on 23 September. It is the first set of homes at Marsa Al Saadiyat, the final phase of the Saadiyat Island masterplan. The release is 351 standalone four, five and six-bedroom villas split between two gated communities: Talay (167 villas) and Talay Beach (184 villas), which sits closer to the sand.
At the launch presentation Aldar priced Talay from AED 13.5M for a four-bedroom villa, with Talay Beach carrying a 5–10% premium. The plan is 50/50: 5% on booking, 45% in instalments to 2029 and 50% on handover. Aldar's sales team gave handover as Q4 2029 for Talay and Q4 2030 for Talay Beach. These terms come from the launch event, not from Aldar's written press release, which gave no prices or dates.
The community is built around a landscaped green spine with falaj-inspired water channels, an outdoor majlis pavilion and details by Emirati artist Abdalla Almulla. Aldar reported more than AED 5 billion in combined sales across Talay and Yas Riva Reserve by 29 September, without a split by project.

Talay FAQ
How much does a villa in Talay cost?
Aldar priced Talay from AED 13.5M for a four-bedroom villa, AED 15.5M for five bedrooms and AED 17.2M for six bedrooms at launch. Talay Beach is 5–10% higher. Prices change with availability, so check the current list.
What is the Talay payment plan?
50/50. 5% on booking, 10% in 2027, 15% in 2028, 20% in 2029 and 50% on handover.
When is Talay handover?
Aldar's sales team gave Q4 2029 for Talay and Q4 2030 for Talay Beach. Aldar has not published these dates in a press release.
What is the difference between Talay and Talay Beach?
They are two gated communities in the same release. Talay Beach (184 villas) is closer to the beach, costs 5–10% more and hands over a year later. Talay has 167 villas. Layouts are almost the same.
Is Talay in Dubai or Abu Dhabi?
Abu Dhabi. It is on Saadiyat Island, so it is registered with ADREC and the registration fee is 2%, not Dubai's 4%.
