What is Solaya by Meraas?
Solaya is a private beachfront community at La Mer in Jumeirah 1, Dubai: 234 residences in nine low-rise buildings on a 40-acre site with direct beach access. It is a joint venture between Meraas, part of Dubai Holding Real Estate, and BGRE (formerly Brookfield Properties). Foster + Partners designed the architecture and 1508 London the interiors. It launched on 30 September 2025, and groundworks started in August 2026.
The latest release is Solaya 8, on the western point of the site. Meraas opened expressions of interest to brokers on 14 October 2026 for 2-, 3-, 4- and 5-bedroom homes, 4-bedroom duplexes and a penthouse, closing on 28 October. Meraas's payment plan for the release gives average prices from AED 16.56M for a 2-bedroom to AED 113.95M for the penthouse, a 60/40 plan with 20% on booking, and estimated construction completion in April 2030. Meraas's website lists Solaya from AED 13.8M.
Homes range from about 1,900 to 7,600 sq ft for the classic residences, with ground-floor garden homes that have their own pool and a single penthouse floor in each building. Residents get a spa, gym, cinema, residents' lounge, pools, a yoga deck and a central Beach Park, with J1 Beach's restaurants and beach clubs next door.

Where is Solaya?
Solaya is on the beach at La Mer in Jumeirah 1, Dubai, next to J1 Beach and its restaurants and beach clubs. The buildings wrap around a crescent bay: Solaya 1 to 3 on the eastern side and Solaya 4 to 9 on the western point, with a Beach Park behind the sand. Meraas puts Downtown Dubai about 15 to 20 minutes away by car and Dubai International Airport about 20 to 30 minutes. The map pin marks Solaya 8 on the western point, matched from Meraas's masterplan.
How is Solaya laid out?
Solaya's nine buildings sit around a crescent bay at La Mer. Solaya 1, 2 and 3 line the eastern side by the main road; Solaya 4 to 9 are on the western point, with Solaya 8 and 9 at its northern tip facing the open sea. A Beach Park runs behind the sand between them, with the beach pool, sunset pool and kids' areas.

Solaya 8 is the building on the north-west point of Solaya, and the release Meraas opened to brokers on 14 October 2026 with expressions of interest closing on 28 October. Meraas's payment plan for the building gives average prices of AED 16.56M for a 2-bedroom, AED 26.83M for a 3-bedroom, AED 35.78M for a 4-bedroom, AED 54.69M for a 5-bedroom and AED 113.95M for the penthouse, on a 60/40 plan with estimated completion in April 2030. The floor plans run from a 1,988 sq ft 2-bedroom to a 15,204 sq ft penthouse.

Questions buyers ask about Solaya
Is Solaya a good investment?
We don't give investment advice, but the numbers are public. Meraas's average prices for Solaya 8 divided by its floor-plan areas work out at about AED 6,700 to 8,700 per sq ft of total area. That is in line with Solaya's recorded off-plan sales: DLD transactions shown by Propsearch for June to August 2026 range from about AED 6,650 to 8,220 per sq ft, including 2-bedrooms in Solaya 5 at about AED 16.7M.
The plan asks for 60% before handover, with 20% on booking, and the rest on estimated completion in April 2030. Meraas and BGRE broke ground in August 2026. Weigh the price per sq ft against other beachfront launches, the 60% paid during construction and the three-and-a-half-year wait.
What are the service charges at Solaya?
Not set yet. Meraas hasn't published a service charge for Solaya, and in Dubai RERA, part of the Dubai Land Department, approves each building's service charge budget nearer handover; owners then see it on the DLD's Mollak system.
Solaya will carry a lot of shared services: 24/7 security, valet, doorman and concierge, a spa, gym, cinema, residents' lounge, several pools and a Beach Park. We haven't found a handed-over Meraas beachfront building with a published rate we can cite as a comparison. Ask Meraas for its estimate before you commit, and remember à la carte services such as cleaning are charged separately.
Is Solaya's handover on track?
It's early. Meraas's payment plan for Solaya 8 gives estimated construction completion in April 2030. Meraas and BGRE broke ground in August 2026 with a groundworks contract to Swissboring for shoring, excavation, piling and dewatering, due to finish between September and November 2026.
In October 2026 meraas.com showed Solaya at 0% overall progress and 1% infrastructure, with authority approvals pending and detailed design in progress. Some broker pages still quote 2028; Meraas's own October 2026 document says April 2030 for Solaya 8. The date that binds Meraas is the one in your SPA.
What are buyers asking about Solaya?
How much? Meraas lists Solaya from AED 13.8M; in Solaya 8 the averages run from AED 16.56M for a 2-bed to AED 113.95M for the penthouse. Is it finished in 2026? No: the 2026 dates online are for groundworks, and Solaya 8 is estimated for April 2030. Is it at Port de La Mer? No, it's at La Mer beside J1 Beach in Jumeirah 1. Who's behind it? Meraas with BGRE, the former Brookfield Properties, and Foster + Partners. Can I still buy in Solaya 8? The EOI window closed on 28 October, with units allocated by payment time, so ask what remains.
