New off-plan launches in Dubai and Abu Dhabi: week of 26 Oct 2026

This was a quiet fortnight for new launches, so this first edition covers announcements made from 19 to 31 October. Three of the five are Grade A office towers on or near Sheikh Zayed Road, from Ellington Properties with Al Hamra, LMD and AHS Properties. The other two are mid-market apartment buildings in Dubai Production City and Dubai Land Residence Complex.
We found no new Abu Dhabi launch officially announced in the window. Aldar said on 27 October that its Dubai master development with Dubai Holding near Dubai Silicon Oasis is set to launch in the coming weeks.
Berkeley Tower
A Grade A office tower of more than 60 floors in Business Bay, valued at AED 2.8 billion and described by Ellington as its largest commercial project to date. It includes five amenity floors and robotic parking.

Christian A. Rockefeller Business Tower
A 400-metre, 87-storey branded office tower on Sheikh Zayed Road, developed by LMD with Christian A. Rockefeller as brand partner and Devmark leading sales and marketing. It offers four office collections and five amenity floors, two of them for wellness.

AHS Twin Towers
A USD 1.3 billion Grade A office development of ground plus 50 floors on the site of the former Shangri-La Dubai, which AHS Properties bought for AED 1.1 billion. Plans include more than 30,000 sq ft of wellness and fitness space and over 1,000 parking spaces.

Lawncrest
An AED 185 million, ten-storey building of 183 studio, one-bedroom and two-bedroom apartments, with views over the Jumeirah Golf Estates greens. It is Zimaya's fifth residential project in Dubai.

Elvora
A residential building in Dubai Land Residence Complex, near Sheikh Mohammed Bin Zayed Road and Dubai-Al Ain Road, launched at an event in Abu Dhabi. Amenities include an infinity pool, rooftop lounge, outdoor theatre and gym, with Siemens, Alexa, VitrA and GROHE fittings and smart-home technology.
