Bayn by Ora: is it the UAE's best beachfront community?

By Tyler Newman, Host of The Off Plan ShowLast updated

Chapters (18)

Bayn is a 4.8 million sqm beachfront masterplan by ORA Developers in Ghantoot, Abu Dhabi, right on the Dubai border. It has 1.2 km of natural beach, about 9,000 planned homes and 55% open space. Whether it's the best is a judgement call, but it is one of the few new villa communities near Dubai with a natural beach.

This page sums up what we covered in the live episode, with each figure checked against ORA's documents or published sources. Where something said on air turned out to be wrong, the correction is listed below.

Where is Bayn by Ora?

Bayn is in Ghantoot, the first stretch of Abu Dhabi coast after the Dubai border, about 7 minutes past Palm Jebel Ali. It connects straight onto Sheikh Maktoum Bin Rashid Road (E11), which becomes Sheikh Zayed Road once you cross into Dubai.

Because it's in Abu Dhabi, sales are registered with ADREC, not the Dubai Land Department. ORA's launch release quotes about 35 minutes to Downtown Dubai. The 20 minutes to Dubai Marina you'll see in sales material is a marketing figure.

How big is Bayn?

The launch masterplan covers 4.8 million sqm, about 51.7 million sq ft, planned for around 9,000 homes and 32,000 residents. In April 2026 ORA agreed to buy another 4.8 million sqm from Modon, taking the land to 9.6 million sqm, so more phases will follow.

ORA says 55% of the masterplan is open space: roughly 2.64 million sqm, though not all of it is green. For scale, Emaar's Dubai Hills Estate is about 2,700 acres (around 117.6 million sq ft), so it's still bigger than Bayn even after the land deal.

Does Bayn have a natural beach?

Yes. Bayn has a 1.2 km natural beach with a beach club, plus a 204-berth marina and a swimmable canal. The marina, canal and lagoons are built features of the masterplan, not natural waterways.

Natural beachfront is rare in new villa launches around Dubai, where most new waterfront communities sit on reclaimed land (the Palms, Dubai Islands) or around man-made lagoons. That scarcity is a big part of Bayn's pitch.

What is Y Views?

Y Views is the newest release inside Bayn, launched on 25 August 2026. The homes step down a sculpted hill from about 5 m to 24 m above the water, so each one has a sea, canal or park view from at least one level.

It mixes 3- and 4-bed Core Villas, 5- and 6-bed mansions, and Seascape and Shoreline plots where you can take ORA's design or build your own within the guidelines. Handover is December 2029, per ORA's fact sheet. The earlier clusters (Waterway, Lagoon and Lagoon 2) are sold out and due from the end of 2028.

How much are villas at Bayn by Ora?

The 4-bed Core Villa is AED 7.4M to 8.2M, about AED 2,255 to 2,500 per sq ft of built-up area. On 24 October ORA's sales team said only 4-beds were available, and no 3-bed price has been published.

Mansions run from AED 21.8M to AED 50M, which works out at roughly AED 2,700 to 3,800 per sq ft on ORA's own sheet. Seascape plots start at AED 37M; Shoreline beachfront plots aren't on sale yet.

Is Bayn cheap per square foot?

It's cheaper than Dubai's prime villa communities, but not by half. Our check of 2026 asking prices (asking, not registered sales) put Palm Jumeirah villas at around AED 4,800 to 8,100 per sq ft, Emirates Hills about 3,000 to 7,000, and Dubai Hills about 2,900 to 5,800.

Bayn's mansions at roughly AED 2,700 to 3,800 sit at the lower end of that range. There are no completed homes at Bayn yet, so there's no resale data to test the value against. That's the main thing a buyer is taking a view on.

Who is ORA Developers?

ORA is chaired by Egyptian billionaire Naguib Sawiris, ranked fifth on Forbes Middle East's World's Richest Arabs 2026 list at $5.6 billion. It has projects in Egypt, Tunisia, Greece, Cyprus, Grenada, Pakistan and Iraq. Bayn is its first UAE project, so nothing has been handed over here yet.

The land comes from Modon Holding, an Abu Dhabi-listed developer majority-owned by the Abu Dhabi government through L'imad Holding. ORA bought the extra land under a land acquisition agreement that both sides describe as a partnership. Main construction on the first clusters started in June 2026.

What is the Bayn payment plan?

Y Views is on a 60/40 plan: 10% to reserve, 10% on signing the SPA within a month, 40% during construction and 40% on completion in December 2029. Add the 2% ADREC registration fee when you sign.

ADCB offers off-plan mortgages to eligible Bayn buyers once 50% of the price is paid, which is the Abu Dhabi rule.
